Regarding Mr. Reynolds's enquiry about stopping leaks (the PONCHO):  Two
ideas come to mind:  1)  create a mini porch roof, with an inexpensive
corrugated fiberglass material set up on steel studs, and then actually
attach a gutter at the sloped edge.  Put a battery-operated remote water
alarm in the gutter to get early warning of an event  2)  Use water
absorbent socks, such as those available from the New Pig Corporation
800-468-4647, at the source of the water to contain the leak.
